Why is zoning so crucial with commercial real estate?

One of the first questions you should be asking when looking to buy a piece of commercial real estate is what type of zone it falls within. The zone will hold massive sway over what you can and cannot do with that piece of real estate, so it is also essential to consider what you want to do with it.

The authorities in charge of zoning a town or borough are tasked with ensuring that the development fits into the overall vision set out for the place. They need to stipulate zones to get the desired mix of housing, services, industry and green space.

Zones can change

That vision can change over time. For instance, a town might find that it needs additional housing. If land once zoned for industry stands vacant, it might decide to change the zoning of some of the land to residential. It may then need to dedicate extra land to commercial purposes to allow the services that families rely on, such as schools and grocery stores, to be built.

If you have a vision for how a piece of land may be used in a different way than at present, current zoning laws may not allow you to proceed. If this is the case, you will need to build an argument for why the zone should be changed, or for why you should be given a zoning variance to allow you to go ahead with your project.
